How we build
From first call to front-door key
Building a home should not feel like guessing. Here is exactly what happens, in what order, and what you decide at each stage.
Week 1
The first conversation
A short call or a coffee. We talk budget range, timeline, must-haves, and whether a finished home or a build-to-order makes more sense for you. Nothing is signed and nothing is owed.
Week 1 to 2
Walk the homesites
We meet you at Laurel Crest or Cold Springs and walk the lots in person. You see the grade, the tree line, and the road frontage before anyone talks about a deposit.
Week 2 to 4
Plan selection and pricing
Pick one of our plans, modify one, or bring your own. We price it on your specific lot, including site work, septic, and well, so the number reflects reality and not a brochure.
Week 4
Contract and lot reservation
A modest deposit holds your homesite. Allowances for flooring, cabinets, counters, lighting, and fixtures are written into the contract in dollars, not adjectives.
Week 5 to 8
Design selections
You sit down with our team and choose finishes room by room. Anything above allowance is priced and approved in writing before it is ordered.
Month 2 to 3
Permits and site work
We handle permitting, driveway, septic and well permits, grading, and footings. You get photo updates as the site changes.
Month 3 to 7
Framing to pre-drywall walk
Framing, roof, windows, rough mechanicals. Before insulation goes in, you walk the house with us to confirm outlet locations, blocking, and anything you want moved while it is still cheap to move.
Month 7 to 10
Finish, orientation, and keys
Cabinets, counters, flooring, trim, paint, and fixtures. We do a punch walk, then a full home orientation at closing so you leave knowing where every shutoff is. We come back at 30 days and 11 months.
Start at step one
No pressure and no obligation. One short conversation tells us both whether this is a fit.
